CIVIL

Osborn Consulting provides civil engineering services for a wide range of infrastructure projects. These projects include land subdivisions for residential, industrial and commercial use, new and existing mining sites, stormwater management and flood studies and single lot developments. Large feedlot developments for the Cattle Industry have also been project managed from concept design to completion of construction.

 

The subdivision work has brought with it some complex road and culvert design as well as large scale water supply work, sewerage services and stormwater management plans. In addition to projects in the SE Queensland and Darling Downs areas, projects have included a mining project in Mongolia with major bulk earthworks and industrial developments in Mount Isa. This work is carried out in the Ipswich and Warwick Offices with the assistance of the software 12D, Watercom Drains and Pipes, Music and Hec-Ras. We provide a complete project management service for these projects which includes concept design, budget estimates, council liaison, managing the tender process and contract administration. Clients we have provided this service for include the Queensland Government and Defence Housing.

 

Extensive Stormwater Management Plans addressing water quantity and quality are now a standard requirement for new development projects together with detailed Erosion and Sediment Plans. We have developed our expertise to be able to provide relevant and up to date services for these issues.

 

With the increasing redevelopment of inner suburban land and changing design standards, there is an ever increasing requirement for overland flow studies and on-site water retention.

CIVIL PROJECTS OF INTEREST

Yamanto Village Convenience Centre, Yamanto

Local Shopping Centre development

The Convenience Centre consists of 2000m2 of GFA and over 130 parking spaces. With 3 sort after drive through shops and a service station to be located on a sloping lot fronting a State controlled road, it involved numerous challenges. The result however was a gently graded Shopping Centre accommodating to both pedestrian and car traffic with excellent street appeal for the Tenants. Osborn Consulting has a long history of providing Civil and Structural engineering services for commercial developments. Yamanto Village continues this heritage. Providing Civil engineering services from the DA concept phase through detailed design to construction supervision, addressing both Local government (ICC) and State government (DTMR) requirements.

Defence Housing Australia, Yamanto

​ Multi-stage Residential Subdivision

Osborn Consulting Engineers were involved in the development (total of 210 lots) from its inception. Initially undertaking the first stage for a private Developer before DHA acquired the development and proceeded to complete the remaining 2 stages. Located only 10mins from Amberley RAAF Base in the quiet suburb of Yamanto within Ipswich City this estate is ideally located for Defence Force personnel. The site presented a number of challenges, largely due to its location within a partly developed area surrounded by existing residences. The site was also split across a number of drainage and sewerage catchment areas. Through the use of innovative design approaches these challenges were overcome to produce an environmentally sustainable and highly liveable community for Defence personnel.

Bundaleer Lodge

​ Aged Care Development

Located in the quiet northern suburbs of Ipswich City this 170+ bed facility has grown into a large, modern, Age Care facility through many years of re-development and expansion. Osborn Consulting Engineers have been involved with the development from its inception, suppling both civil and structural engineering services. The site presented a number of challenges, largely due to its location within some very steep terrain. Through the use of innovative design approaches these challenges were overcome to produce a highly liveable community for integrated aged care.

Gray St, Ipswich

​ Medical Centre Development

The Gray St area is arguably the Health precinct of Ipswich. Pyhsioactive is a growing business and was looking for new premises to expand into, and so in conjunction with a local building designer approached Osborn Consulting Engineers to establish a completely new centre. Again, Osborn Consulting Engineers’ multi-disciplinary abilities were used to supply both civil and structural engineering services to this project, which involved a new building, carpark, stormwater drainage and related services.

Henderson St, Redbank

​ 70 Lot Residential Subdivision

Redbank is a rapidly expanding suburb of Ipswich City. Centrally located between Ipswich and Brisbane it has been a sought after location for new home buyers. The main feature of the property was an existing gully that traversed the middle of the site. The drainage area that was dedicated surrounding this gully was required to convey substantial external flows as well as provide stormwater quality improvement for the entire development site. The result of Osborn Consulting Engineers design was gently sloping, flood free residential lots that overlooked a beautifully landscaped and functional drainage reserve and parkland area.

Edmond St, Marburg

​ Local Vet Clinic

The site selected for the clinic was a large greenfield property with ample space but a very steep natural slope. Osborn Consulting’s scope was to provide engineering services for the earthworks, access, carparking and stormwater drainage Quality and Quantity treatment and Queensland Urban Utilities Endorsed Consultant services.   

Nordale Industrial Estate, Mt Isa

​ Industrial Subdivision

Mt Isa is a busy mining town located in north western Queensland and the location of one of Osborn Consulting Engineers regional offices. With a desire to further encourage growth and industry in the region the Queensland Government developed an approximately 6ha site for light industrial use. Osborn Consulting Engineers was chosen to run the project from design conception through to completion due to our extensive local knowledge and ability to supply services to regional and remote areas. Through carful design and attention to detail, the sites main challenge - stormwater drainage on flat low laying land effected by monsoon rains - was overcome and resulted in 13 flood immune lots purpose built for light industry.   

Rifle Creek Dam, Mount Isa

​ Rifle Creek Dam Pipeline replacement

Mount Isa Mine contracted Osborn Consulting Engineers to design the replacement of a 3km stretch of their existing freshwater pipeline from the Rifle Creek Dam. The existing 300mm dia above ground pipeline was nearing end of life and required replacement. The new pipeline was installed underground in welded PE pipe. Again both civil and structural engineering was required to prepare designs to replace the numerous “aerial” gully crossings along the pipeline route.  

Briggs Rd, Raceview

Lifeline distribution centre

Osborn Consulting Engineers provided Civil Engineering services for the expansion of the existing Lifeline facility from approximately 850m2 to over 2150m2 of GFA. Including increased outdoor storage and loading areas, and a purpose designed stormwater system to address the extreme flatness of the site, while still providing adequate stormwater quality and quantity treatment.

Northridge Rd, Mt Isa

​ Industrial Subdivision

The owners of a local “Industrial Park” in Mt Isa that contains a number of light industry businesses who work for the Mount Isa Mine wished to formalise the tenancy arrangements via a subdivision of the property into 7 new lots. This subdivision required an upgrade of the existing internal & external roads and utility services to comply with current council guidelines. The brief required the re-use of as much of the existing road pavement as possible, this required very careful consideration of the existing horizontal and vertical geometry and it’s integration with the new construction. Osborn Consulting Engineers was chosen to run the project from DA applications through to construction completion due to our extensive local knowledge and ability to supply local services via our local Mt Isa office supported by SEQ offices.

Warwick Rd, Ipswich

Medical Centre Development

As a locally based Consultant, Osborn Consulting is often called on to provide engineering services for small developments, like this one for a small local medical centre. The existing Queenslander house was renovated into medical offices and required a small 6 space carpark with associated stormwater drainage and site services. Such small developments can often bring challenging requirements like having to fit the development into very small areas, or deal with old, existing underground services.

Workshop St, Brassall

​ Residential Unit Development

Osborn Consulting has been involved in many residential developments both small and large. This 8 unit development was a great example of the affordable housing that can be developed with the right design team and engineering innovation. The site required the design of earthworks, access, carparking and associated stormwater drainage and site services. Due to the extremely flat nature of the site, stormwater detention required the innovative approach of using the underground pipe system coupled with aboveground tanks to provide the detention capacity.

Medical Centre Carpark Extension

Carpark & Gully Crossing

This existing medical centre located in a regional area was expanded to service the growing community, this required a complete re-design and expansion of their carparking area. An upgraded access and minor gully crossing was also required to service the new carpark. Our client requested special attention to pedestrian movements through the parking area to accommodate the elderly and infirm, this was achieved by developing a design that avoided steps and trip hazards. 

Commercial centres of all types are regular work for Osborn Consulting Engineers. 

 

Townhouses, Yeronga

Civil and Structural Design

Townhouses have become a popular type of dwelling in Brisbane as the size of the city increases. Osborn Consulting Engineers carried out the civil and structural design for this project at Yeronga. The structure was simple timber framed domestic construction. The geography of the site, where it picked up the overland flow from numerous adjacent allotments, caused the stormwater management to be more a technically demanding design task. Hermitage Research Station, Warwick

Reconstruction of Flood Damaged Weir

The weir across swan Creek at the Department of Agriculture and Fisheries Hermitage Research station provides essential water storage for the irrigation of research crops and trials. The previous weir was damaged extensively in the 2011 and 2012 floods and Osborn Consulting Engineers was engaged to design and mange the reconstruction of a new rock weir structure. A new mass concrete wall replaced the old weir wall and new stepped rock baskets were installed to provide the necessary structure and flow protection downstream. The resulting structure has withstood several major flow and now provides te necessary water resource for the research station.

Boonah

Residential Sub Division

Osborn Consulting worked with two land owners to develop a 34 lot residential subdivision on Milford Road, Boonah. The project was taken from concept through planning and operational works approval to construction and final completion, creating house blocks with excellent aspects and space. The completed land proved to be very popular and sold out on completion of the project. As well as project management and coordination, Osborn Consulting carried out earthworks, drainage, road and water and sewerage services design for the project.
